Tank Water Heaters
A tank water heater stores heated water in a tank. Gas models use a burner and venting. Electric models use heating elements. The tank maintains hot water until used.
Common tank water heater problems include no hot water, not enough hot water, pilot or ignition failure, bad gas valve, failed elements, failed thermostat, sediment buildup, leaking tank, bad temperature and pressure relief valve, venting issues, and age-related corrosion.
Tankless Water Heaters
Tankless water heaters heat water on demand. They do not store a full tank of hot water. They need proper gas supply or electrical capacity, venting, water flow, descaling, and maintenance.
Common tankless problems include ignition failure, mineral scale buildup, flow sensor problems, error codes, cold-water sandwich, insufficient gas supply, venting problems, and poor maintenance.
No Hot Water
No hot water can come from loss of power, gas supply issue, pilot or ignition failure, failed heating element, bad thermostat, tripped safety, gas valve problem, or tank failure.
A professional should identify whether the unit is gas or electric before diagnosing.
Not Enough Hot Water
Not enough hot water may come from undersized tank, sediment buildup, broken dip tube, failed lower element, thermostat setting, high household demand, mixing valve issue, or tankless capacity limits.
For tankless units, flow rate and incoming water temperature matter.
Water Heater Leaks
A leaking tank is usually not repairable and often means replacement. Leaks from fittings, valves, drain valves, T&P valve, or piping may be repairable depending on the source.
A professional must identify the leak location. Water under a water heater does not always mean the tank itself is leaking, but a tank leak is serious.
Temperature and Pressure Relief Valve
The T&P valve is a safety device. It opens if temperature or pressure gets too high. If it leaks, the cause may be failed valve, high pressure, thermal expansion, overheating, or lack of expansion tank.
It should not be capped or plugged.
Sediment
Sediment forms as minerals settle at the bottom of the tank. It can reduce efficiency, create popping noises, reduce hot water capacity, damage the tank, and shorten life.
Flushing may help if done regularly, but flushing an old neglected tank can sometimes create leak risk if corrosion is advanced.
Venting and Combustion
Gas water heaters must vent combustion gases safely. Backdrafting, blocked vents, improper slope, poor draft, or combustion air problems can create carbon monoxide risk.
A professional should treat water heater venting with the same seriousness as furnace venting.
